What exactly does AT Services 24 do – and what does it not do?+
AT Services 24 coordinates on the owner’s side: consolidating communication, following up on feedback and creating clarity. What we do not do: operational execution (crafts, cleaning, etc.), property management, legal or tax advisory. We are the calm coordinating instance between you and everyone involved.
Who is AT Services 24 suitable for?+
For owners, investors and second-home owners in Bavaria and Northern Italy who cannot be on site permanently themselves. Typical cases: an ongoing renovation project, a holiday property or a second home that requires more organisation than you can or want to handle.
What is the difference compared with a property management company?+
A property management company takes on legal, financial and operational tasks. AT Services 24 coordinates on the owner’s side, creates clarity and consolidates communication. We are the instance between you and all other parties involved – not an operational service provider.
In which regions do you operate?+
Our focus is on Bavaria (Tegernsee, Munich, Chiemgau, Rosenheim, Upper Bavaria) as well as Northern Italy / Lake Garda (Riva del Garda, Limone, Malcesine, Bardolino, Lazise, Sirmione, Desenzano). Feel free to contact us regarding other regions.

Services & Coordination Model

What is a “coordination model”?+
The coordination model is the ongoing collaboration after a project – with a fixed, individually defined framework: coordination with service providers, key organisation and seasonal support. Ideal for holiday properties and second homes.
Can I engage AT Services 24 for just a single project?+
Yes. The collaboration can begin on a project basis – without any automatic extension. If it turns out that an ongoing coordination model would make sense, we discuss it together. No pressure, no automatic commitment.
Do you also take on craftsman work or cleaning?+
No. AT Services 24 coordinates – we do not carry out craftsman work and we do not perform operational tasks directly. We align with service providers, accompany handovers and follow up on feedback.
Do you provide support for seasonal rentals?+
We coordinate the processes around seasonal rentals – key handovers, coordination with service providers, preparation and follow-up. We are not a rental agency, but we ensure structured and reliable processes around your property.

How does the collaboration begin?+
With a short enquiry via the contact form or by email. We review your request and get back to you personally. If there is a fit: an initial consultation to clarify project scope, region and framework conditions.
Are prices published online?+
No. Prices are discussed individually only – because every situation is different. In the initial consultation, we clarify scope and framework conditions, followed by a concrete proposal.
How discreet is the collaboration?+
Discretion is self-evident for us – not as a promise, but as a mindset. Your situation and your property remain your business. We coordinate in the background without visible outward presence.

How do you coordinate properties in Northern Italy?+
We coordinate on the owner’s side – alignment with local service providers, key organisation and seasonal support. We know the linguistic and geographic distance involved – and we build coordination structures that still work reliably.
Do you provide legal or tax support in Italy?+
No. AT Services 24 does not provide legal or tax advisory services. For legal and tax advice in Italy, we recommend specialised lawyers and commercialisti.
